Nyack is going through a growth spurt with several projects now in the works,  which will add approximately 450 new units . There are 3 projects towards the top of Main Street, one on the Hudson River shoreline, one towards the southern edge of town, and lastly a project on Burd Street .

Another  project, Nyack Point Apartments  is already completed and it offers affordable studio, 1 and 2 bedroom apartments. Another project, The Montclare is just up the block and is well under way and is slated to open summer of 2019. This will most likely be market rate rentals. Probably one of the biggest projects is also well under way is the Pavion Apartments which will sport a clubhouse, a pool, and an incredible downtown location. These will be 1 and 2 bedroom apartments with large windows and I think some of the apartments will have river views. The developer is shooting for early 2019 opening. Rental prices will be somewhere around $2200 for a 2 bedroom. Lastly what used to be the TZ Vista project is now called Tidewater. This project will sit at the foot of Main Street on the river and will be luxury condos with public access to the river. It is still going through some environmental and engineering issues, but the developer says that are looking at a September start. We have a lot going on and all these projects suggest that Nyack is still a very desirable place to live , and be single, raise a family or to retire. This influx of people should make the downtown business district expand and flourish and maybe even slightly reinvent itself . Depending on how you view these changes this could be a good or bad thing.

Surprisingly this quarter in the Nyacks empty nesters are out in full force and they are buying.My last three deals over the past week have been empty nesters. The trending data reveals that empty nesters will step up to date for both newer construction and or fully renovated homes. The higher taxes that accompanies new construction doesn’t seem to be a problem.The question is why the trend.

The declining availability of inventory since the beginning of the year may be one of the factors contributing to this trend. Baby boomers/empty nesters may also be switching the playbook around. They are remaining more engaged with the workforce and not rushing off to Florida as their parents had done. Choosing to remain in the area where they raised their kids, and also to be closer to their kids may also be a strong incentive.

What may also be fueling this trend is the unique nature of the Nyacks. which makes them such a desirable area to live. Nestled on the Hudson River, and featuring victorian homes, hiking trails, and only a short drive to Manhattan make us a great place to live.

Well this Nyack Street Fair is the final one for 2017.The weather is a bit in question. 50% chance of rain, but we Nyackers remain optimistic. Bring your dancing shoe as there will be live music to get your groove on. and Featuring over 300 vendors the fair takes place from 10a-5p Sunday Oct. 8 and is sponsored by ACADA of Nyack.

Remember.dogs are not allowed at Nyack Street Fairs for safety reasons..  Kid’s will be entertained at the “Kid’s Zone” showing a variety of inflatables set up by “A Total Jump” in the Main Street parking lot.

Thinking green downtown Nyack is transformed into a car-free pedestrian mall for up to 25,000 people during the street fair. When you are tired of browsing stroll down to  see the river at nearby Memorial Park, visit Nyack Beach State Park or hike Hook Mountain.

In market such as Nyack where there is greater demand for homes than available buyers often put a bid in on a home and don’t get it. Obviously this is very frustrating and one possible solution is to include an Escalation Clause in your offer. Simply put an escalation clause is a pre-established term in a purchase offer that increases the buyers original offer by a certain amount.Simply put if several buyer out bids in and a buyer with an escalation clause wasn’t high bidder his bid bid will now automatically go to high bid by a predetermined amount.

Buyers should check with their agents as to which form to submit with purchase offer A poorly worded escalation clause can hurt the buyer. It is also important that the offer ceiling take current market prices into consideration if financing. The buyer wants to know that his offer price will appraise or he might not get the money to complete the purchase.

1. Clean
Give the house the cleaning of its life.
I cannot emphasize this enough. Also, it may be a good idea to have the cleaning done professionally. Cleaning offers the biggest return on investment in this process. Don’t skimp, make it sparkle! Most importantly, you must be sure you keep up on the cleaning while still living in the home.
2. Declutter
The clutter has got to go.
Some of you will be fine with selling everything you own. Others of you won’t even want to get rid of the broken art project that Liam made when he was three.
If you don’t want to sell may I suggest suggest a storage unit, not a closet. Buyers will look in closets.. Again, the goal is to try to appeal to the widest audience possible.
3. Paint
Is it loud, outdated or wacky? Paint over it.
Is it wallpaper? Tear it down, and then paint over it.
Consider a nice neutral shade. Some of you may be reluctant because white, beige and taupe are boring.
Yes those colors may be boring, but the neutral palettes are a much better canvas for the buyer’s dreams than the client’s current seascape kitchen.
4. Depersonalize
The 10×10 family picture collage is a big no. Again, one of the purposes of staging is to appeal to as many buyers as possible — not to the grandparents.
Buyers need to be able to enter the home and envision themselves living there rather than feeling like guests in someone else’s environment.This may be difficult while the client is still living in the home. A storage space may come in handy.
5. Think about lighting
Use natural light open up the blinds, curtains and shutters to let the sun’s light stream in. Natural light can do a lot to freshen up an area. Also, it may be worth it to consider adding supplemental light to a dark corner or updating a broken or out-of-date light fixture — especially if it looks like it belongs in a medieval castle.Be considerate of particularly low-hanging fixtures; raise them up if there is room. At the very least, fixtures must be dusted.
6. Upgrade the exterior
Increase curb appeal.Curb appeal is essential. If your house doesn’t attract buyers during a simple drive-by, then it won’t matter much how clean it is on the inside.
This may be the most important item on the list. (It’s especially important if you don’t live in any of these beautiful towns.) Mow the lawn, hedge the bushes, prune the trees, spruce the flowers, kill the weeds. Life-size garden gnomes? No! Power wash the outside? Yes! It’s almost as good as new paint, and it gets a better return on investment.Clean the windows, organize the outside living areas, repair the gutters and fix the fence. These tips will insure that you are well-prepared for any showing.

Guided walks offer visitors varied terrain, great scenery, interesting discussion points, and different levels of walking.There are three walks coming up in May, including two fitness hikes and a pleasant walk with both history and scenery attached. 

Fitness Hike: Along the Esposito Rail Trail!
Saturday, May 6, 2017 from 10:00 am – 1:15 pm (approximately)
• Join Trail Guide Nice Mclean on this difficult, mostly flat, 7-mile round-trip walk along the Esposito Rail Trail to the restored Piermont Train Station used by the Erie Railroad in the 1870s. See the wonderful views of the Hudson River and the Tappan Zee Bridge. Throughout the walk the group will make four stops, for approximately 15 minutes each, and do a variety of exercises including taekwondo, balancing, focusing, and stretching. All of this done to music.

Fitness Time on the Hook! at Hook Mountain State Park
Saturday, May 13, 2017 from 9:00 am (promptly) – 1:30 pm (approximately)

• Join Trail Guide Nice McLean as she leads you on this strenuous hike all the way up the mountain! Walkers will then proceed down to Nyack Beach and return to the Firehouse along the flat river trail. This is an approximately 8-mile, very difficult walk with some steep uphill walking. The hike will also include stops at four ‘stations’ for approximately ten minutes to do a variety of exercises including taekwondo, balancing, focusing, and stretching. All of this is done to music while in nature!

Rockland County Versus Big Oil! At Tallman Mountain State Park
Saturday, May 20, 2017 from 10:00 am – 12:00 pm
• Join Trail Guide Jack Bloom on moderate to easy, 3-mile walk, appropriate for youth and up, on a flat wide trail that offers glimpses of the Hudson River. The trail is packed earth and wide, with little incline. The walk is mostly flat and not rocky. It is along a road used for emergency vehicles. Walk through the history of Rockland County versus Big Oil. What REALLY happened at Tallman Mountain State Park? See if you can spot the evidence!
• Directions: Take the Palisades Parkway SOUTH to Exit 5S. Merge onto Route 303 South. Go into Tappan, make a LEFT onto Oak Tree Road. Continue on Oak Tree Road and pass Route 340 and over Palisades Parkway to light at Route 9W. Make a LEFT onto Route 9W. Go less than 1 mile, just past The Market. On the RIGHT is small, free parking lot. If you pass the Conference Center on left or the main entrance to the park on right, you’ve gone too far. • Meet at the secondary lot, small south lot, on the east side of Route 9W in Sparkill. Going South on Route 9W, the road to the parking is a few hundred feet before The Market store. High sales rates and a sharp drop in inventory dominated the real estate market during the first quarter of 2017 in Rockland and Westchester counties.

Realtors participating in the Hudson Gateway Multiple Listing Service, Inc., a subsidiary of HGAR, reported a grand total of 3,700 closed transactions in the four-county region during the first three months of 2017, a 9.1 percent increase (or 309 units more) over last year’s first quarter results. The closings largely resulted from sales and market activity during the winter months of 2016 and early 2017, and comprised single-family houses, condominiums, cooperatives, and 2-4 family houses.

Among the four counties, Rockland County enjoyed the highest percentage increase in sales, 29.3 percent, among the four counties. Its best performing large-volume sectors were condominiums, up 37.2 percent, and single family houses, 23.7 percent.

Rockland County achieved a 6.5 percent increase in the median sale price of its single-family houses, which was posted at $425,000 for the first quarter. Rockland also fared well with its condominium sector, achieving a 10.7 percent increase in the median to $217,500.00.
